Behind the numbers

How borrowing power is worked out

Lenders don't just look at your income. They work out what's genuinely left over each month, then stress-test whether you could still afford the loan if rates rose.

Income, after tax

Lenders start with your take-home pay. Bonuses, overtime and rental income are often counted at less than face value.

Living expenses

Your declared spending is compared against a benchmark for your household size — they use whichever is higher.

Existing commitments

Other loans count, and so do credit cards — assessed on the full limit, even if you never use it.

The rate buffer

What's left is tested at around 3% above the actual rate, to check you could still cope if rates rose.
